Documents banks usually ask for
Every bank asks for something slightly different, so treat this as a general guide and confirm with the bank you apply to.
- Salaried employees: ID card, house registration book, payslips, an employment or salary certificate, and statements for the account your salary goes into, covering the period the bank specifies.
- Business owners and freelancers: ID card, house registration book, business registration papers, bank statements for the period required, and proof of income or tax filings. Some banks accept statements in place of payslips, but not in every case.
- The property: a copy of the title deed, the reservation form or sale agreement, and a location map.
What commonly slows an application down
- Incomplete or mismatched papers, such as a name or address spelled differently on different documents. Check before you submit.
- Existing debts and credit history affect approval. Know where you stand before you pay a deposit.
- A job change or new debt while you wait can make the bank look at the file again.
- Trusting "pay X per month" adverts. Those figures are estimates, not an approved offer from a bank. Rely only on the bank's own approval letter.

Can foreigners get a mortgage?
It is harder than for Thai buyers and possible only in some cases, such as condos. Foreigners can own condo units, up to 49% of a building's floor area. For houses and land, independent legal advice from a qualified lawyer is required.
Common questions
What documents do I need for a home loan?
Generally an ID card, house registration book, proof of income (payslips or bank statements) and papers for the property, such as the title deed and reservation form. Banks differ, so confirm with the one you choose.
Can I get a home loan without payslips?
Some banks accept bank statements and business records instead of payslips, but not in every case. Tell us your occupation and rough income and we will suggest which banks to try.
How long does a home loan take to be approved?
It depends on the bank and on how complete your documents are, so we do not quote a number of days. Having a complete, consistent file from the start is the best way to avoid delays.
Should I pay a deposit before or after applying for the loan?
Banks may want a reservation form or agreement with the application, so you usually reserve first. Check the contract for what happens to the deposit if the loan is refused, and ask before you sign.
