Which one fits how you live

• New build at the lowest price: The Richte Village. Single-storey, two bedrooms, two bathrooms, one parking space, on an 8-metre project road close to Sukhumvit Road and Robinson Ban Chang. The listing shows a ฿150,000 discount and transfer fees paid in full.
• Ready to live in, no renovation needed: Phet Dee Village. Already renovated, two bedrooms on 32 sq.wa, with a 12,000 BTU air conditioner and a water pump and tank included. Transfer costs are split 50/50.
• New build with the extras thrown in: Sai Lom Yen. Three bedrooms, two bathrooms, 50 sq.wa of land and 144 sq.m inside. More than twenty items come free, among them air conditioning in every bedroom, curtains throughout, a water heater, and the transfer fees and utility meters paid for you.
• Big family, most room: the corner house opposite Robinson. Four bedrooms, 90 sq.wa of land and 200 sq.m of living space, with space for five or six cars inside the gate, about 600 m from Sukhumvit Road. The listing says it is priced below the official appraisal value.
• Near the sea, with a private pool: the Phala house. Three bedrooms, three bathrooms, a 3.5 × 6 m salt-water pool, sold furnished with transfer costs split 50/50. It is also available to rent at ฿35,000 a month on a minimum one-year contract.

What the price per sq.wa tells you

These figures divide the whole asking price by the plot size, so they include the building and any extras. They are not land-only prices and not appraisals, but they are a fair way to compare the five against each other. The corner house opposite Robinson is the cheapest at ฿47,778 per sq.wa, followed by Sai Lom Yen at ฿57,800 (from its starting price) and Phet Dee at ฿59,063. The Richte Village works out at ฿79,500 (starting price, smallest 20 sq.wa plot). The Phala house is ฿103,455, and the difference buys the pool, the beach location and a full set of furniture.

Ban Chang lies west of Rayong town on the road toward Pattaya, beside U-Tapao airport. Its foreign community is centred on Phala and Payoon, where the pool house stands, near Anuban Rak Phasa School and Rayong Garden International School. The corner house opposite Robinson and The Richte Village townhouses are around Noen Kraprok, on the Sukhumvit Road side near Robinson Ban Chang (the corner house is also close to Thep Chinda market and the municipal office), which suits commuters better than people who want to be beside the water.
