Can foreigners buy property in Rayong? Condos yes, houses and land need a lawyer

Rayong Realty · Updated 2026-10-06

Rayong sits on the Eastern Seaboard, an hour from Pattaya and two from Bangkok's airport, with large Japanese, Chinese, European and American workforces at the industrial estates. Plenty of foreigners want a home here. This page covers the part we can answer clearly: condos.

Condos: yes, up to 49% of the building

Foreigners can own a condo unit outright, in their own name, as long as foreigners hold no more than 49% of the saleable floor area of that building. The building's juristic person confirms the quota in writing. The money must come from abroad in foreign currency, and for a transfer of US$50,000 or more the Thai bank issues a Foreign Exchange Transaction (FET) form; below that, a bank confirmation letter is used. Rayong has condo supply in Mueang Rayong, Ban Chang and along the coast at Mae Phim.

The full detail, with a worked example, is in our guide Can a foreigner buy a condo in Rayong? The 49% quota and FET form.

Houses and land

For houses and land, independent legal advice from a qualified lawyer is required.

สำหรับบ้านและที่ดิน ต้องได้รับคำปรึกษาจากทนายความที่มีคุณสมบัติเป็นอิสระ

Practical steps for a foreign condo buyer

  1. Ask the building's juristic person for the written foreign-quota letter before you pay any deposit.
  2. Bring the money in from abroad through a Thai bank, in foreign currency and in your own name, and keep the paperwork (FET form from US$50,000, bank letter below that).
  3. Check the title document as a Thai buyer would: see our title-deed guide.
  4. Budget for transfer costs: see what the Land Office charges.
