Can a foreigner buy a condo in Rayong, Thailand?
Foreigners can own condo units in Rayong up to 49% of a building's saleable floor area. For houses and land, independent legal advice from a qualified lawyer is required.
Key requirements
- 49% quota: counted on the saleable floor area of the whole building. The building's juristic person confirms in writing that foreign quota is still available, so ask for this letter before you pay any deposit.
- FET form: for a transfer of US$50,000 or more, the Thai bank issues a Foreign Exchange Transaction (FET) form. Below that, the bank gives a confirmation letter.
- The money: funds come in as foreign currency, are converted to baht in Thailand, and are in the buyer's own name.
- Transfer fee: 2% at the Land Office, of the higher of the sale price or the appraised value, commonly split 50/50 between buyer and seller.

Worked example: a ฿990,000 condo
The transfer fee on a ฿990,000 condo (our listing P126) is 2%, which is ฿19,800 in total, or ฿9,900 each at a 50/50 split. If the appraised value is higher than the price, the fee is calculated on the appraised value.
Whether a particular building still has foreign quota is something only its juristic person can confirm, so we do not promise it for any listing in advance.
